We hope that you enjoy your visit to The Plant.
We are proud to be caretakers of this AlA-award winning building, and hope that you will treat it with respect and care.
In general, please leave things as you and where you find them. You are responsible for property loss or damage. If you notice anything wrong, please call us. Emergency phone numbers are below.
Unless you've already made other arrangements please note:

check-out time is 11:00 AM
Please don't arrive earlier or depart later because doing so will affect our cleaning crew's ability to complete their work according to schedule.

Close any gates you entered.
Use key in lockbox to enter through side door near cement walkway by the pool.
Unlock all doors, replace key in lockbox ASAP so it won’t be lost.
Adjust heat or AC in North and South sections if necessary. To insure proper functioning of the AC, please do not set the thermostat below 72° and keep doors closed.
Sit back, relax, and enjoy your time at The Plant. We are on a well and septic system, so please help us to conserve water. Scheduled service people may come to help maintain The Plant during your visit (pool maintenance, lawn service, etc.). We hope this won’t create any inconvenience.
Parking, gates and keys
If you have more than 2 cars, please park them in the grassland outside the gates, and don’t block the road. Keep the gates closed as livestock and other animals (deer, wild turkeys, road runners, etc.) graze the land outside the fence. If you have pets with you, you should notify the owners if you haven’t already done so (there is a $25 per pet per day charge), and you may allow them to roam within the fenced yard around the house, or walk with them on our property on a leash, but do not let your pets run free outside the fenced yard. Also, please “scoop up” after them in the yard.
If the front double doors are locked, enter the porch through the double doors in the “dog run” (middle section of the house.) There is a key lock box on the door handle and the code is 0-5-1-3. Use this key to open other doors to the kitchen, dining room, and bedrooms and return the key to the lock box. Owners’ closets will remain locked.
Lock all doors and deadbolts and turn off lights when you leave.
Safety
After days of heavy rains, keep an eye on the creek crossing. If you cannot see both edges of the concrete pad, do not drive into the creek crossing. Floods are rare, but do occasionally happen and we don’t want you trapped!
For their safety, young children will require adult supervision near the pool, on the stairways, and in the areas near the sleeping porch railings.
Firearms are not allowed at The Plant.
The House and Amenities
The house is equipped with wi-fi internet (T-Mobile) and the password is as follows: lake.flato
The screen porch has a large conference/dining table and stacking metal armchairs. There are also four rocking chairs, two green wooden chairs, and a winter fire bowl which converts to a summer table. Please feel free to move the metal chairs around, but return them back to the porch when you leave. There are chairs stacked by the BBQ for us by the pool. There are two outdoor reclining lounge chairs and table and chair with foot stool. Please leave the furniture in the same state and location as when you checked in.
The dining room has a large table and eight chairs; the living room has leather couches and chairs; please take care with all these furnishings.
Kitchen appliances include a microwave, a toaster oven, an electric coffee grinder, a refrigerator/freezer, an in-sink garbage disposal, a dishwasher, and a gas stove with an over stove vent. Please turn on the vent fan when cooking to prevent triggering the smoke alarm.
Composting: A stainless can is provided for your non-meat food waste, and can be emptied in the compost bin behind the shed.
Plates, bowls, cups and glasses are on the kitchen shelves. Silverware, cooking tools, pots and pans and bake-ware are in the drawers, as are spices and cloth napkins. Please use only plastic plates and glasses near the pool.
In the kitchen pantry are a blender, serving platters, bags for storage and trash, recycling bins, first aid kit, and other miscellaneous items that you might find useful during your visit.
Fire extinguishers can be found on the kitchen counter, in the west side kitchen pantry, beside the fireplace in the living room, and in the north and south bedroom closets.
The electric circuit breaker box and the broom closet are located across the room from the refrigerator. The broom closet is stocked with cleaning tools and supplies, paper towels, etc. You will find additional cleaning supplies under the kitchen sink.
The dishwasher: As our well water has a relatively high concentration of alkaline minerals typical of this geographic area (hard water) please use the “Lemi Shine” (citric acid) mineral deposit remover dishwasher product provided in addition to the dishwasher detergent stored under the kitchen sink.
The laundry and linen area are located in the down-stairs hallway near the bathroom has a large front-loading washer and dryer, and laundry soap. Please ask for assistance if you need extra sheets.
Important: you must only use high-efficiency or “h-e” labeled detergent.
There are three bedrooms:
North Bedroom — up the steel staircase inside the screened-in porch. One queen-size bed, a bathroom with Jacuzzi tub and a shower, and a sleeping porch. There is a television with a video/ DVD player. There is no cable TV.
Downstairs Bedroom — two queen-size beds; use downstairs bathroom/shower room.
South Bedroom — up the interior staircase just off the screened-in porch. One king-size bed, two single bunk beds, one bathroom with Jacuzzi tub and a shower. A dog bed and water/feed bowl are stored in the closet. Please do not use the blue rugs as a dog bed.
A queen-size inflatable mattress, and games are also in the closet.
Feel free to browse the books and other reading material on the table in the living room. We have started an archive of articles and images of the architecture of The Plant and of Lake/Flato, which you may find interesting.
Flames and fires
Ground fires are prohibited at all times. Please only use candles, kerosene lamps, etc. outside and never leave anything burning when you leave or go to sleep at night. In colder months, a reasonable amount of firewood for the fire-place and winter fire bowl is set aside for guest use.
Gas grill instructions: Turn on the propane at valve on tank before trying to light; please be sure to turn it off after you do your grilling. There is a spare propane tank if you need it. Please leave any empty tanks in front of the house so the staff knows to replace them.
The Salt Water Swimming Pool
The salt water pool is to be used at your own risk. There are bath/pool towels in the washer/dryer area. Children are not allowed near the pool without adult supervision. If the pool becomes cloudy or dirty for any reason, if the water level appears unusually low or high, or if the equipment in the gated enclosure near the house appears to be malfunctioning, please call please call Martha, Jamie, Mark or Dana before taking any action (see contact numbers at the end of this document).
Please do not touch the swimming pool equipment in the walled enclosure near the pool (filters, pumps, etc.).
Trash
Please place your trash in the green bin on the road as you leave. The bins are just after you pass the stone wall on the right. Excess trash will need to be taken with you or you will be charged an additional processing fee.
Recycling
Blue kitchen bins in the pantry, and metal cans on the porch are provided to assist in single-stream recycling. Recycling goes in the blue bin outside the entry gate. Extra recycling can be left on the porch in metal cans.

Please help us to conserve energy
When you arrive, the thermostats should be set to about 80°F in the summer and to about 70°F in the winter. The thermostat for the North section (kitchen, dining, living and upstairs bedrooms) is in the dining room. The thermostat for the South section (downstairs bedroom and master suite) is located in the upstairs master suite. Depending on the weather, you can turn the heat or AC on manually when you arrive or wait and see what heating or cooling you need. Some rooms have ceiling fans, which help with air circulation. Should you decide to open the large glass doors, please latch them and turn off the A/C or heater.
We ask that you return all of the thermostats to their original settings before your departure.
Please try to conserve energy while you are here, and turn off all lights and fans before you leave.
Please be a good neighbor
The neighbors are generally friendly, and like their privacy. Do not cross fence lines into neighboring property. If you are having an event at The Plant, please do not attach your signs or balloons to neighbors’ property including mailboxes or road signage (even if it looks just like a blank bulletin board perfect for your sign). Leave country gates in the open or closed position in which you find them, even if you think it looks like it may have left that way by accident.
If you will have entertainment that will produce any loud and/ or unusual sounds at any time of day or night please inform The Plant owners at least 24 hours in advance so the neighbors can be notified. Please be aware that noises tend to carry farther here in the country than in more built up areas. Texas law presumes “unreasonable” and prohibits noises 85 decibels and above. Out of consideration for our neighbors, any amplified music at The Plant must stop by 11:00 PM.
Walking on our property
You are welcome to walk anywhere on our property at your own risk. A map showing the property demarcation lines is included here. The northern and western property lines are not marked with fences, etc. so please take adequate care not to stray onto our neighbors’ land.
You may encounter toads, insects of various types, lizards, snakes, etc. In warmer months, pay close attention for occasional scorpions (shake out your shoes, towels, sheets, etc.) and occasional fire ant colonies on the lawn. Just leave the wildlife alone and you’ll be fine. If you should need a first aid kit, it is on a shelf in the kitchen pantry.
Guided nature walks and/or star parties at The Plant:
Depending on their availability and with advance notice, our wonderful associates, co-stewards, co-hosts, and next door neighbors, Martha and Jamie Kinscherff, are master naturalists and astronomers who will be delighted to arrange a nature walk or star gazing party for you.

We can’t imagine why you’d want to leave, but just in case you get bored, lonely or you run out of something:

The town of Kyle is about 9 miles east on RR 150, and there you’ll find some restaurants, the Texas Pie Company, and many stores.
At exit #215 on I-35 (about 2 miles north of the Kyle/150 exit #213) is a monumental HEB Plus, a Twin Liquors store, and many other stores/restaurants.
Sage Hill Inn Above Onion Creek, at 4444 W. FM Highway 150, Kyle, TX, (toward Kyle from The Plant) has a wonderful restaurant, and also offers spa services. You must call at least a day ahead for either. Call 512-268-1617. Please tell them that we referred you.
For a fancy meal, try Tony Mandola’s Trattoria Lisina restaurant and vineyard in Driftwood, about five miles north on RR150 (toward Austin).
Other nearby eateries include Hays City Store, a hill country diner that serves beer on tap, and The Salt Lick famous Texas BBQ on the banks of Onion Creek in Driftwood (cash only).

Departure checklist
Make sure you leave nothing behind. Unopened food left in the kitchen will be taken to the local food bank.
Place all recycling in the blue single stream 96 gallon bin following posted instructions.
Place the trash in the black 96-gallon bin. Both are on your way out, on the right side of the road just after the stone wall and cattle guard.
If your trash/recycling exceeds our capacity, you may either
A: take it with you or
B: leave it on the porch and be charged a processing fee.
Return furniture to the original locations.
Turn off all lights, appliances.
Turn the heat/AC in both locations back to 70°F in winter, 80°F in summer, or off in spring and fall.
Lower the window sunscreen blinds in the kitchen, the downstairs bedroom, and the upstairs south bedroom.
Place any empty propane tanks outside by front porch door of the house
Lock all doors with keyed locks throughout the house.
Close all deadbolts on screen porch doors.
Close all gates.
Notify owners ASAP if any damage or issues have occurred during your visit.
